Strategic Advisory Group provides advisory services related to commercial and corporate conference centers, as well as hotel-based conference centers associated with hotels, resorts and other hospitality venues. Services range from upfront market and financial research to financing and development planning, including public-private partnership structuring, to operational improvement and legal support.

Recently, SAG assisted a convention & visitors bureau of a Gulf Coast community with first understanding the feasibility of a large conference center. SAG then helped negotiate an agreement to implement the project as part of a state park redevelopment.

Trenton Marriott Hotel and Conference Center at Lafayette Yard
Trenton, NJ

Components: 200-room Conference Center Hotel
Project Value: $42 million


SAG prepared a conference center feasibility study for a development partnership, consisting of Acquest Realty Advisors, Inc., the State of New Jersey, the Trenton Parking Authority, the City of Trenton, and the Marriott Corporation. The study evaluated the lodging market, projected performance, and projected cash flows. The project was financed under a tax-exempt structure and the report was utilized by the development partnership, rating agencies and bond insurance companies in underwriting the bonds. The hotel opened in 2002.



Alabama Gulf Coast Conference Center
Gulf Shores, AL

Components: 300-room Conference Center Hotel
Project Value: $100 million


SAG prepared a conference center feasibility study for the communities of Orange Beach and Gulf Shores, AL and the Alabama Gulf Coast CVB. The study process included analyzing demand trends by segment; assessing the project's competitive position; and translating this information into a facility program, occupancy, average daily rate and operating cash flow projections. SAG continued to work with the cities to structure a working agreement with the State's Department of Conservation & Natural Resources to develop the project on the DCNR's 6,000-acre Gulf State Park resort area, in conjunction with its existing 18-hole golf course.



Le Mirador Hotel & Conference Center
Mont-Pélerin, Switzerland

Components: 230-room Conference Center Hotel
Project Value: $22 million


CSAG team members were engaged to perform transaction due diligence services on behalf of the potential purchaser of a luxury hotel which overlooks Lake Geneva in Mont-Pélerin, Switzerland. Project scope included an analysis of the hotel's business mix, tours and interviews with general managers of competitive/comparable properties in Switzerland and southeastern France, comprehensive interviews of existing Le Mirador management and senior staff, engaging a local engineer to perform a review of the physical plant, interviewing regional conference and meeting planners, and financial projections. At the conclusion of our work and presentation, our client desired to purchase the asset. At the recommendation of the SAG team, the client offered 75% of the seller's asking price. After long deliberation, the offer was accepted and the sale was closed.



Richardson Renaissance Hotel and Conference Center
Richardson, TX (Dallas suburb)

Components: 336-room Conference Center Hotel
Project Value: $30 million


SAG prepared a feasibility study and structured a public-private private partnership for the development of the Richardson Renaissance Hotel and Conference Center in the Galatyn Park area. The multifaceted partnership entailed a privately financed hotel, a city land donation, public conduit financing of the conference center (public debt paid by hotel operating cash flows), and a 20-year nominal lease of parking spaces. The project was developed by J.Q. Hammons Hotels and opened in 2001.
