However, SAG analysis revealed that development in the primarily residential community was premature due to a lack of current demand. We advised the community to allow overall growth to occur in the submarket and re-evaluate in the future.

Executive Towers Hotel

SAG assisted a private development team analyze the conversion of an office building into a full-service hotel. The building is located in downtown Denver, adjacent to the Denver Center for Performing Arts, one block from the Colorado Convention Center, and two blocks from the 16th Street Mall and LoDo's historic district. SAG helped Lennar Partners, Sage Hospitality Resources, Mile High Properties and Hilton Hotels assess the opportunity through market research, cash flow modeling, capital structuring and an investor return analysis. SAG also assisted with preparing an analysis and presentation materials to solicit public funding support for the project.



Race & Broad Hotels
Philadelphia, PA

SAG assisted a private land owner study the feasibility of developing of a hotel complex on a site in the central business district of Philadelphia. The analysis assessed the development of luxury, full-service and select service hotels. It was concluded that a combination of full-service and select-service rooms should be developed. The analysis also determined that development costs were greater than the warranted private investment, and that the public sector would need to support the project to make it feasible.



Liberty Hotel
Liberty, MO

SAG prepared a market and financial feasibility study for a new hotel in Liberty, MO. The study was comprehensive, analyzing Liberty's community attributes, meeting planner preferences, and Liberty's local and state competition. Targeted meeting planner interviews indicated that some demand existed in the market that could be accommodated at a hotel in Liberty. However, the research indicated that the depth of that demand was only moderate. Given the strong growth trends of the Clay County and Liberty market area, SAG's recommendation was to set the foundation for such a facility at some point in the future.
